Lancaster Real Estate Market – November 2016

November 8, 2016

The Market
Septembers in Lancaster County usually provide a boost in New Listing activity.  As I shared last month, this past September was an exception.  New Listing numbers were down 10%, which pushed the Supply of Inventory further down as well.  Fast forward a month later and that lack of New Listing activity has caused the number of Sold Listings to drop slightly.  The good news is that for October, the number of Pending Sales increased in spite of the lack of inventory.  This means that there are still plenty of buyers out there searching through the limited inventory, hoping to take advantage of the great interest rates.

Thinking of Selling?
The first step is for me to walk through your home with you so I can give advice on how best to get your home ready for the market.  This might include suggesting things such as making repairs, neutralizing wall/carpet colors, decluttering and getting a pre-listing home inspection.  The sooner you allow me to help, the more effective my advice can be.

Want to know what your home is worth?
Don’t rely on the information provided by popular third party websites like Zillow to tell you the value of your home.  These sites are filled with inaccurate information.  Allow me to help you determine the true value of your home. There is no cost for this service. Give me a call, or click here to request a personalized Home Value Report.

Thinking of Buying?
Now is the time to take advantage of the great interest rates.  Conventional 30 year loans are hovering around 3.5%!  Call me today to get started!  I can recommend a local, reputable lender for you to meet with.
