	The number of homes that sold in January 2012 was up 11% compared to January 2011. &nbsp;Pending Sales were up a whopping 20%. &nbsp;The Supply of Inventory for January was the lowest it has been since July 2010. &nbsp;The Average Sales Price is holding steady after 7 straight months of decline. &nbsp;Needless to say, there is reason to be optimistic. &nbsp;These improved numbers are making a difference as I am seeing fewer housing options available for buyers and more showings scheduled for sellers in select markets and price ranges.&nbsp;</div>

	<em><strong>The Market</strong></em><br />
	329 homes sold in Lancaster County in the month of December, down 2% from December 2010.&nbsp; Pending Sales, homes that went under contract, increased 7% in December compared to December 2010.&nbsp; This, along with a lower number of New Listings, has helped further decrease the overall Supply of Inventory of homes for sale.&nbsp; We have now had 5 consecutive months of improvement for this category.&nbsp; The lower the Supply of Inventory, the higher demand (and property values) will go.&nbsp;</p>
<p>
	Here is another indication that things are improving...December (and November) showed a lower reliance on the entry level homes to carry the market.&nbsp;&nbsp; Although still the busiest segment of the market, homes selling under the $200,000 price level only accounted for 64% of the number of homes that went under contract and 67% of the number that sold in December, down from the past year average of 70%.&nbsp; This has helped increase the Average Sales Price from November to December by $9073.&nbsp;</p>

	RATES ARE STILL VERY LOW&hellip;.3.75% on a 30 year note.&nbsp;&nbsp; Here is an example of what the current interest rates (3.75%) can do compared to what is considered the average interest rate (7.0%) for the past 30 years.&nbsp; Let&rsquo;s say you can afford a monthly principal and interest payment of $1000.&nbsp; At the 30 year average interest rate of 7.0%, your $1000 per month could cover a mortgage amount of 150,308.&nbsp; At today&rsquo;s current rate of 3.75%, that same $1000 per month could cover a mortgage amount of $216,000.&nbsp; <strong>That is a $65,692 difference in buying power with today&rsquo;s rates!</strong></p>

	<em><strong>The Market</strong></em><br />
	312 homes sold in Lancaster County in the month of November, up 2% from November 2010.&nbsp; Pending Sales, homes that went under contract, increased 12% in November compared to November 2010.&nbsp; This has helped further decrease the overall Supply of Inventory of homes for sale.&nbsp; In fact November is the 4th consecutive month of improvement for this category.&nbsp;&nbsp; Now at 10.21 months of inventory, it had peaked in July at 11.53.&nbsp; (4-6 months of inventory is ideal.)&nbsp; We still have a way to go, but there are certainly signs of improvement.</p>
<p>
	The segment of the market seeing the most activity continues to be the under $200,000 price level (entry level homes), which accounted for 68% of the number of homes that went under contract and 70% of the number that sold in November.&nbsp; Because of the high percentage of entry level homes selling, the Average Sale Price in the county continues to drop and in November was $173,123.</p>

	<span style="font-family: tahoma, geneva, sans-serif"><span style="font-size: 11pt"><span face="">300 homes sold in Lancaster County in the month of October, up 13% compared to October 2010.&nbsp; Pending Sales, homes that went under contract, increased 4% in October compared to October 2010.&nbsp;&nbsp; This is a slight improvement from last month, which has helped lower the overall Supply of Inventory, a key indicator of the overall health of a market.&nbsp; (4-6 months of Supply is ideal.&nbsp; October&rsquo;s Supply was 10.44 months.&nbsp; It was as low as 2 during the peak of the market in 2005.)&nbsp; The segment of the market seeing the most activity continues to be the under $200,000 price level (entry level homes), which accounted for 70% of the number of homes that went under contract and 73% of the number that sold in October.&nbsp; Because of the high percentage of entry level homes selling, the Average Sale Price in the county continues to drop and in October was $175,806.</span></span></span></p>

	President Obama recently announced he would extend the nation&rsquo;s mortgage refinancing program in an effort to provide relief to homeowners whose mortgages are worth more than the value of their homes. With 11 million underwater households no one can claim the housing crisis over. However, some regions have survived the crisis better than others. In those areas, home values are either stable or rising, and unemployment is below the national average.&nbsp;</p>

	<span style="font-size: 10pt"><strong><em><span style="font-family: calibri">The Market</span></em></strong></span></p>
<p>
	<span style="font-size: 10pt"><span style="font-family: calibri">334 homes sold in Lancaster County in the month of September, down 8% compared to September 2010.&nbsp; Pending Sales, homes that went under contract, decreased 31% in September compared to September 2010.&nbsp;&nbsp; Even though these numbers are down quite significantly, the Supply of Inventory still decreased month over month, due to a drop in the number of Listings Available.&nbsp; The segment of the market seeing the most activity continues to be the under $200,000 market (entry level homes), which accounted for 74% of both the number of homes that went under contract and the number that sold in September.&nbsp; Because of the high percentage of entry level homes selling, the Average Sale Price in the county continues to drop and in September was $171,170.</span></span></p>

	Effective October 1, 2011, the costs associated with getting a VA mortgage are going DOWN!</p>
<p>
	An overview: VA mortgages are bundled, securitized and sold in the secondary market with the backing of the Federal Government. In order to insure these mortgages, the government charges a type of insurance premium, called a VA Funding Fee, which is typically added to the loan amount (thereby financed).</p>
